CMDA announces land e-auction along Chennai Outer Ring Road
Chennai Metropolitan Development Authority (CMDA) has announced plans to auction land plots along the Chennai Outer Ring Road (CORR) in January 2025. This initiative is part of transforming the 62-km stretch into a major economic zone. According to CMDA officials, nearly 80 percent of the Master Plan for the development of CORR is now complete. CMDA aims to develop Chennai Outer Ring Road (ORR) into a bustling corridor featuring premium housing, industries, warehouses, hotels, and urban forests. Key areas such as Minjur, Red Hills, Poonamallee, and Vandalur will be integrated into the third master plan.
The Outer Ring Road connects Minjur in the north with Vandalur in the south. Although this development was a part of the first master plan, many areas along the ORR remain underdeveloped.
CMDA now intends to unlock the area's economic potential by focusing on important infrastructure nodes. These nodes include Parandur Airport, a port near Minjur, Meenambakkam Airport, and the Kilambakkam terminus.
The upcoming e-auction will focus on select parcels of land located between Poonamallee and Vandalur, covering a 20-km stretch. CMDA is also working on a flood drainage plan for the area. They expect an 80 percent increase in population.
To manage the impact, they will carry out flood vulnerability mapping, study water bodies, and plan for better water runoff management. Additionally, CMDA has identified eight locations for road development to ensure balanced growth.
Each key area along the CORR has its own development plan. Poonamallee is set to become a business district and multi-modal connectivity hub, benefiting from its proximity to the Bengaluru highway and metro connectivity.
Vandalur will develop into a cosmopolitan hub, while Minjur will become an industrial and multi-modal hub with port-based development. Red Hills will be developed as an eco-sensitive zone with urban forests.
Experts believe that the development along CORR will promote urbanisation in surrounding areas. The release of land will encourage private landowners to invest in development. Residents have also suggested extending the proposed metro line from Koyambedu to Avadi to connect Minjur and Vandalur, which would enhance accessibility and benefit nearby industrial estates.
The project is expected to significantly boost the real estate market by creating opportunities for residential, commercial, and industrial projects. The e-auctioning of land will attract investors and developers, leading to improved infrastructure and urban planning.
Enhanced connectivity, multi-modal transport options, and eco-sensitive developments will make the area more liveable.
